Gas Safety Inspection

A Gas Safety Inspection, also known as a Landlord Gas Safety Check, is a legal requirement in the UK for landlords who rent out residential properties with gas appliances. This check is conducted annually by a Gas Safe registered engineer to ensure the safety of gas appliances, flues, and pipework within the rented property.

• Legal Requirement – Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally obligated to ensure that all gas appliances and flues provided for tenants’ use are safe. This includes appliances like gas boilers, water heaters, ovens, and gas fires.
• Annual Inspection – Landlords must arrange for a qualified Gas Safe registered engineer to carry out a thorough inspection of all gas appliances and flues in the property at least once every 12 months.
• Safety Assessment – During the inspection, the Gas Safe engineer will check for any gas leaks, ensure appliances are properly ventilated, assess the functionality of safety devices, and verify that combustion gases are being safely removed through the flue.
• Issuing a Gas Safety Certificate – If all appliances and flues are found to be safe, the Gas Safe engineer will issue a Gas Safety Certificate (also known as a CP12 certificate) to the landlord. This certificate provides evidence that the gas safety check has been completed and passed.
• Tenant Notification – Landlords are required to provide a copy of the Gas Safety Certificate to their tenants within 28 days of the inspection or before they move into the property. New tenants must receive the certificate before they move in, and existing tenants must receive it within 28 days of the annual check.
• Record Keeping – Landlords are advised to keep copies of Gas Safety Certificates for at least two years and provide copies to new tenants when they move in.
• Non-Compliance – Failing to conduct the required annual gas safety checks or provide Gas Safety Certificates to tenants can lead to legal penalties, fines, or even criminal prosecution. Additionally, non-compliance with gas safety regulations could put tenants at risk.
